A tree survey in Burton upon Trent is required for three situations: planning applications near protected trees, mortgage lenders flagging trees on site, and insurance or subsidence risk assessments.
East Staffordshire Council requires a BS5837 survey for planning applications affecting trees on or near the development site. A Tree Preservation Order legally prevents felling, topping or root damage without council consent.
A mortgage lender requires a tree report when trees stand within influencing distance of the property, or a valuation surveyor flags root risk. Without one, the lender withholds funds until a report is submitted. Halifax, Nationwide, Santander, Barclays, NatWest and HSBC accept these reports.
Tree roots draw moisture from the soil beneath a property, causing ground shrinkage and subsidence. An insurer requires a report assessing this risk before issuing or renewing cover. The report identifies species, assesses root spread and sets management recommendations.
Three tree survey types are available in Burton upon Trent: Tree Condition Reports for general risk assessment, Mortgage Tree Reports for lender requirements, and BS5837 surveys for planning applications.
A Tree Condition Report assesses the health, structure and safety of individual trees on a property. Homeowners, landlords and insurers request this report to identify hazards and management needs.
A Mortgage Tree Report is required when a lender's valuation flags trees near the property during a purchase or remortgage. The report satisfies major UK lender requirements before funds release.
A BS5837 survey categorises every tree on site into grades A to U, sets root protection areas and produces a tree constraints plan. East Staffordshire Council requires this survey for planning applications affecting trees.
A tree survey includes a site visit by a qualified arborist, inspection of every tree in scope, species identification, and a condition assessment. The written report includes recommendations and photographs, delivered within 5 working days.
A tree survey in Burton upon Trent takes 7 to 10 working days from booking to report. The site visit takes 1 to 3 hours, with a 48-hour urgent option for mortgage deadlines.
The cost of a tree survey in Burton upon Trent depends on the survey type, the number of trees and the site size. The quote is fixed before the site visit takes place.
The fixed price covers the site visit, the full written report and follow-up questions at no extra cost.
Consultants qualified in arboriculture carry out every tree survey, holding public liability and professional indemnity insurance. Reports are written to BS5837:2012 and accepted by East Staffordshire Council, mortgage lenders and insurers.
